Final Summary


The subject property is located at the center of one of sixteen designated urban villages by the City of Fort Worth – aptly named Berry/Riverside Village. According to the Fort Worth Planning and Development website, “this village is envisioned as a bustling and vibrant mixed-use urban center that includes a full-service supermarket, national and local restaurants and family entertainment.” This vision is complemented by findings in a detailed demographic study prepared by Social Compact Inc. for the City of Fort Worth in September 2008. That study found that the area is "lacking in traditional financial service providers and full-service grocers."


The concepts for the redevelopment potential of the subject property echo the ideas laid out in the master plan created in 2007 - a mixed-use development with a focus on community services and family entertainment. By definition, "a mixed-use development is a real estate project with planned integration of some combination of retail, residential, hotel, office, recreation, or other functions. It is pedestrian-oriented and contains elements of live-work-play environment. It maximizes space usage, has amenities and architectural expression and tends to mitigate traffic and sprawl" (Market Analysis for Commercial Investment Real Estate, CCIM, 2011, p. 8.7).

The vision for the site is divided into two parts: Civic and Commercial. Although separate these sites are viewed as sisters - related in providing value to the community. 


  • Civic: East Berry Commonsmaintained by the City of Fort Worth, this is four acres of green space and picnic areas. The site will be home to:
    • A regularly scheduled Farmer's Market, visiting the site on a weekly or monthly basis
    • Family Movie in the Park Series using a portable and temporary set-up, the series will host classic family movies over the summer and holiday seasons weather permitting. This activity could be provided free to patrons through sponsorship from the vendors next door. It could also be a fundraiser by asking movie goers to donate a canned good for the local food bank, for example.

  • Commercial: Shops at East Berry retail/restaurant development housing casual eateries and community services such as a bank, pharmacy, hair stylist, family karate studio or laundromat. The development will consist of two shopping strips with matching covered patios facing East Berry Commons. The Shops at East Berry are connected to East Berry commons via walkways on the North and South perimeters and through the center, dividing the two structures. There are also two corner pad sites.

The overall feel of this development is hometown - evoking the spirit this in part by using "East Berry" in the name. Local service providers are encouraged to take up tenancy in this laid back shopping center with less expensive rents but equal in quality of construction and location as the Renaissance Square development down the road.
